Water damage from a wall drain blockage

* The case was a two-storey terraced house that was being renovated. * All of the wall and floor surfaces of the upper living space had just been renovated. * At the weekend, the second-floor laundry room wall drain became clogged. * The tenant in the shower below was flooded by water coming from the laundry room upstairs, over the threshold of the corridor and through the structures downstairs. * The drain company as well as the maintenance company had undertaken emergency work immediately after the damage occurred. * Laminate flooring showed higher surface moisture values upstairs in front of the laundry room, as well as a bedroom door frames. * The lower edges of partition walls showed significantly higher surface moisture values in the upstairs hallway and in bedrooms adjoining the corridor up to approx. 20cm. * Also, a wardrobe room and bedroom wall showed significantly higher surface moisture values with approx. 20cm high precipitation. * The bathroom door threshold was very low. * The ceiling downstairs was found to have been damaged in front of the staircase (holes had been drilled in the ceiling to remove the water). An adjacent apartment wall was breached and showed significantly higher surface moisture values across an area of approx. 4m in width that narrowed toward the staircase in the back yard. * At the time of inspection, no damage or higher surface moisture values were found. * The kitchen and downstairs toilet wall at the bottom of the affected area were found to have significantly higher surface moisture values reaching heights of approx. 15cm. * A fully utilised kitchen chimney pipe was found to have higher surface moisture values above and below the affected environment. * New kitchen cabinets frames showed swelling, as well as higher surface moisture values. * In the kitchen ceiling, in front of the chimney pipe traces of damage was observed, as well as significantly higher surface moisture values were found in an area of approx. 30x30cm. * At the time of inspection, no damage or higher surface moisture values were found in the kitchen laminate flooring. * After a meeting to agree demolition limits and the time of decommission, demolition work was carried out by the construction company according to instructions . * Follow up actions: * Surface and cavity drying was carried out. * The underfloor insulation space was found to be moistened in the living room and the kitchen. * The water had reached the ground floor insulating space between the kitchen and living room wall through electrical wiring conduits. * The building manager was informed and agreed that drying the insulation space was a priority.
